ALDAR Unveils Yas Riva Reserve, a New Waterfront Villa Community on Yas Island

Aldar has announced Yas Riva Reserve, a new gated villa community positioned along the northeastern waterfront of Yas Island, Abu Dhabi, expanding the developer’s growing portfolio of premium residential destinations on the island.

Located directly opposite the existing Yas Riva development, Yas Riva Reserve will comprise 292 villas across three residential clusters, offering spacious 4, 5 and 6-bedroom homes designed around contemporary family living. Of the total residences, 45 villas will have direct access to the waterfront, with homeowners given the option to incorporate a private pontoon for mooring their boats beside their property.

The community will be connected to the wider Yas Island destination through a new bridge, providing residents with an additional access point to the island and convenient connections to major attractions including Yas Mall, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi and Yas Marina Circuit.

Designed as a family-focused and nature-led neighbourhood, Yas Riva Reserve will feature interconnected linear parks, pocket gardens and landscaped open spaces, creating a walkable environment centred around outdoor activity and community living. Residents will also have access to a community clubhouse, swimming pool, indoor and outdoor fitness facilities, children’s play areas, sports and padel courts, community retail and a mosque.

The villas will feature contemporary architecture characterised by warm timber accents, horizontal architectural elements and strong indoor-outdoor connections, complemented by generous layouts and private landscaped areas.

Yas Riva Reserve follows the original Yas Riva, which Aldar launched in 2024 with 151 four-, five- and six-bedroom canal-front and canal-accessible villas. The new community represents the next expansion of Aldar’s waterfront residential offering on Yas Island.
