Yas Island Attracts More Than AED 30 Billion in Major Development Investment
More than AED 30 billion in disclosed development value is being directed into Yas Island across residential, hospitality, leisure and entertainment projects.

Yas Island is undergoing a significant new phase of expansion, with more than AED 30 billion in disclosed investment and development value committed across a range of major residential, hospitality and entertainment projects.
The investment pipeline includes more than AED 12 billion planned by Miral over the next five years, Aldar’s AED 6 billion Yas Point development, approximately AED 6 billion allocated to THE WADI, and around AED 6.24 billion in construction value for Sphere Abu Dhabi. The figure excludes Disneyland Abu Dhabi, for which no development cost has yet been disclosed.
Miral’s five-year programme will support the expansion of Yas Island’s tourism and hospitality offering through new attractions, immersive experiences, upgrades to existing destinations and additional hotel capacity. Hotel inventory on the island is expected to increase by approximately 30% to 35% during this period, while hotel occupancy reached 92% in August 2026.
Residential development is also central to the island’s growth. Aldar’s Yas Point will span approximately 600,000 sqm on the northern side of Yas Island and carry a projected gross development value of AED 6 billion. The master development is expected to include 1,600 residences, a five-star resort hotel, branded residences, an international school, retail and dining destinations, as well as leisure and public spaces.
THE WADI represents a further AED 6 billion in estimated investment. Located along Yas Canal, the development will occupy approximately 140,700 sqm and comprise around 3,950 residential units, together with commercial, hospitality, sports and recreational components.
Sphere Abu Dhabi will further strengthen Yas Island’s position as a major entertainment destination. The venue, planned between Yas Mall and SeaWorld Abu Dhabi, will have capacity for up to 20,000 guests and is expected to host immersive productions, concert residencies and other large-scale events. Completion is targeted for the end of 2029.
Disneyland Abu Dhabi will form another major part of the island’s long-term development. Announced in May 2025, the project will become Disney’s seventh global theme park destination and its first in the Middle East, although its total development value and opening date have not yet been announced.
The combined scale of these developments reflects Yas Island’s continued transformation into a fully integrated destination, bringing together residential communities, hospitality, education, retail, waterfront living and internationally recognised entertainment offerings.
