Abu Dhabi Ranks Sixth Globally for Branded Residences with 26 Projects in Pipeline
Abu Dhabi strengthens its position in the global luxury real estate market, with 31 branded residential developments and 26 upcoming projects, according to Global Branded Residences.

Abu Dhabi Emerges as a Global Branded Residences Hub
Abu Dhabi has secured its position as the world's sixth-largest city market for branded residences, reflecting the emirate's expanding luxury real estate sector and growing international appeal.
According to The Brand Standard, the inaugural annual report by Global Branded Residences (GBR), Abu Dhabi currently has 31 branded residential projects, including five completed developments and 26 projects planned or under construction.
The emirate also ranks joint third globally for its development pipeline, alongside Cairo and behind Dubai and Miami, highlighting its increasing prominence in the international luxury property market.
Standalone Branded Residences Lead Market Growth
One of the report's key findings is that 92% of Abu Dhabi's upcoming branded residences are standalone developments, operating independently of an adjoining hotel.
This significantly exceeds the global figure of 37%, demonstrating Abu Dhabi's growing adoption of a residential model typically associated with more established luxury property markets.
Standalone developments also account for 83% of Abu Dhabi's total branded residential market, compared with 77% of Dubai's upcoming projects.
International Luxury Brands Expand in Abu Dhabi
Abu Dhabi continues to attract internationally recognised hospitality, fashion and lifestyle brands seeking opportunities in its premium residential sector.
Leading names represented across completed and upcoming developments include Mandarin Oriental, Four Seasons, St. Regis, Waldorf Astoria, Elie Saab, Jacob & Co., Henge and BRABUS.
Marriott leads the emirate's branded residential pipeline with five developments, followed by Accor with three projects. Meanwhile, Mandarin Oriental and Four Seasons each have two projects, demonstrating continued investment from established international hospitality groups.
Branded Residences Command a Global Price Premium
The report identifies 1,972 branded residential developments worldwide, including 848 completed projects and 1,124 developments in the pipeline.
Globally, branded residences command an average price premium of 44% compared with equivalent non-branded residential properties.
This premium reflects the added value associated with international brand recognition, professional property management, exclusive amenities and premium lifestyle services.
The UAE remains the largest branded residences market in the Middle East and North Africa, with 260 projects, including 185 in development. Across the wider region, 426 branded residential projects have been identified, representing more than 27% of the global development pipeline.
Abu Dhabi's Luxury Property Market Continues to Evolve
The expansion of branded residences coincides with increasing demand from high-net-worth individuals seeking premium properties with high-quality services, privacy and professionally managed living environments.
According to Knight Frank's The Wealth Report 2026, the UAE's ultra-high-net-worth population is projected to increase by 36%, from 4,851 individuals in 2026 to 6,588 by 2031.
With 26 branded residential projects in the pipeline and continued participation from internationally recognised luxury brands, Abu Dhabi is positioned for further expansion in this segment of the real estate market, creating additional opportunities for developers, homebuyers and property investors.
