Abu Dhabi Real Estate Market Enters Major Expansion Phase

Abu Dhabi's residential real estate market is entering one of its busiest development periods, with approximately 30 new projects expected to launch over the next 90 days. The upcoming developments could introduce between AED 33 billion and AED 45 billion in new residential inventory, averaging one project launch every three days.

The anticipated surge reflects the emirate's continued growth as a leading destination for property investment, supported by strong demand, expanding residential communities and increasing international investor interest.

Over AED 40 Billion in Residential Sales Recorded in 2026

Industry reports indicate that Abu Dhabi's residential market has recorded more than AED 40 billion in property sales since the beginning of 2026, driven by major developments across the emirate.

Among the standout projects, Modon's Hudayriyat Golf Estates generated more than AED 13 billion in sales, followed by OHANA Development's Manchester City Yas Residences Phase 1 at approximately AED 6 billion.

Aldar Properties' Talay, Talay Beach and Yas Riva Reserve developments collectively exceeded AED 5 billion in sales, while Eagle Hills' Ramhan Island recorded approximately AED 2 billion. Other notable developments include ORA's BAYN at AED 1.8 billion and Modon's Tara Park at AED 1.4 billion.

More than 40 additional project launches contributed approximately AED 14 billion, highlighting the scale of residential development activity across Abu Dhabi.

Off-Plan Properties Continue to Dominate Market Activity

According to Abu Dhabi Real Estate Centre (ADREC) data and industry analysis, off-plan properties accounted for approximately 82% of residential transactions between January and mid-September 2026.

Meanwhile, resale transactions increased by approximately 34% year-on-year, with off-plan resale activity nearly tripling. Repeat-sale property prices also recorded notable growth, rising by approximately 20% for apartments and 12% for villas.

The market's international appeal continues to strengthen, with property buyers representing 116 nationalities.

Greater Transparency and Financing Opportunities

Abu Dhabi's regulatory developments continue to support investor confidence and market transparency.

Digital platforms such as DARI streamline real estate transactions and ownership services, while Madhmoun strengthens property listing verification. Escrow account requirements also provide additional safeguards for buyers purchasing properties under construction.

Recent financing initiatives are expected to improve accessibility for property buyers, including a framework allowing eligible purchasers who have paid 50% of an off-plan property's value to finance the remaining balance during construction.

Additionally, the expansion of Abu Dhabi's designated investment zones to 50 provides further opportunities for international property ownership and investment.

Abu Dhabi Property Market Outlook for 2027

Looking ahead, Abu Dhabi's residential market is expected to become increasingly competitive, with buyers placing greater emphasis on location, construction quality, pricing, developer reputation and long-term investment value.

Integrated residential communities offering schools, leisure facilities, waterfront amenities and transport connectivity are expected to attract growing interest.

Branded residences, serviced apartments and luxury waterfront developments are also anticipated to play a larger role in the emirate's evolving property landscape.

With approximately 30 upcoming launches and billions of dirhams in anticipated residential inventory, Abu Dhabi is positioned for continued real estate expansion heading into 2027, creating new opportunities for homebuyers and investors.
