Aldar Properties Unveils AED 100 Billion Marsa Al Saadiyat
ALDAR’s AED 100 billion Marsa Al Saadiyat waterfront development was presented by His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan.
His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of the Abu Dhabi Executive Council, has inaugurated Marsa Al Saadiyat, a major new waterfront destination that will complete the final phase of Saadiyat Island’s masterplan.
With a gross development value of AED 100 billion, Marsa Al Saadiyat will span approximately 6.4 million square metres and extend across 8 km of coastline. Aldar Properties will serve as the master developer, overseeing the destination’s overall design and the delivery of its primary infrastructure.
The masterplan is expected to become one of the UAE’s most prominent luxury waterfront destinations, bringing together private mansions, luxury villas, waterfront apartments and branded residences. Once completed, it will accommodate more than 58,000 residents within a fully walkable environment designed around culture, wellness, connectivity and coastal living.
At the centre of the development will be Abu Dhabi’s largest marina, featuring more than 350 berths for sailing boats, yachts and superyachts. The destination will also include 5.6 km of beaches, a one-kilometre waterfront promenade, approximately 140 km of interconnected walking routes and a 46 km cycling loop.
Residents will have access to landscaped parks, children’s play areas, community clubhouses, swimming pools, sports courts, premium healthcare facilities and three schools. Retail outlets, international dining concepts, a yacht club and two luxury hotels will form part of the destination’s social and commercial offering.
Marsa Al Saadiyat will also strengthen the island’s cultural position through a dedicated theatre district anchored by Dar Al Funoon, a performing arts venue designed to host more than 6,000 guests for international performances, live productions and musicals.
A scenic pedestrian connection will link the development directly to the Saadiyat Cultural District, providing convenient access to leading institutions including Louvre Abu Dhabi, Zayed National Museum, the Natural History Museum Abu Dhabi and teamLab Phenomena Abu Dhabi.
Major transport and infrastructure improvements are also planned. New roads and tunnels will connect Marsa Al Saadiyat with Umm Yifeenah Island and Al Reem Island, while an underground Etihad Rail high-speed station will support wider connectivity across the UAE.
The masterplan is targeting an Estidama 2 Pearl rating, with selected assets aiming to achieve LEED Silver and Gold certifications. Smart-city technologies and advanced digital infrastructure will also be integrated throughout the destination.
