Dubai Property Market Expected to Stabilise in 2027 as New Supply Enters, Says Emaar Founder
Emaar founder Mohamed Alabbar expects Dubai's property market to become more balanced in 2027 as new residential supply enters the market, while maintaining confidence in long-term demand and investment opportunities.

Dubai's real estate market could experience greater stability in 2027 as a significant number of new residential properties enter the market, according to Mohamed Alabbar, founder of Emaar Properties.
Speaking at the AIM Congress in September 2026, Alabbar highlighted the potential impact of increasing housing supply on property prices, suggesting that the market could move towards a healthier balance between buyers and sellers following several years of strong growth.
While acknowledging the possibility of price adjustments amid changing market conditions, Alabbar emphasised Emaar's commitment to maintaining property values rather than introducing substantial discounts. He noted that some developers have offered price reductions ranging from 20% to 50%, while Emaar continues to prioritise product quality and financial stability.
Despite regional economic uncertainty, Alabbar expressed confidence in Dubai's long-term real estate fundamentals, citing the emirate's regulatory environment, investor confidence and continued development activity.
Emaar currently has approximately 90,000 residential units under development across 18 countries, including nearly 50,000 units under construction in the UAE. According to Alabbar, the company's ongoing development pipeline and customer payment performance demonstrate the resilience of demand despite market fluctuations.
He also highlighted the importance of maintaining housing affordability as Dubai continues to attract residents, businesses and international investors. A more balanced property market could create additional opportunities for buyers while supporting sustainable long-term growth.
Looking ahead, Alabbar encouraged investors with strong financial positions and limited debt to consider opportunities emerging during periods of market adjustment.
His comments reflect a potential shift in Dubai's property market towards more measured growth, with increasing residential supply, competitive pricing and long-term investment fundamentals expected to play an important role in shaping the market in 2027.
