Dubai's Ready Property Market Records Strong Growth

Dubai's ready residential property market recorded a 16% increase in sales during the third quarter of 2026 compared with the previous quarter, reflecting growing buyer preference for completed properties over off-plan developments.

According to a Q3 2026 residential market report, secondary property transactions reached 10,055 during the quarter, increasing their share of total residential sales from 24% in Q2 to 29% in Q3.

The value of secondary market transactions reached AED 27.1 billion, representing 37% of total residential sales value, compared with 30% in the previous quarter.

Overall, Dubai recorded 34,615 residential transactions during the quarter, remaining broadly consistent with Q2 activity.

Apartment Sales Drive Secondary Market Growth

Apartments accounted for the majority of growth in Dubai's secondary property market, with transactions increasing 22% to reach 7,879 units during Q3 2026.

Meanwhile, secondary sales of villas and townhouses remained relatively stable.

Completed residential properties are becoming increasingly attractive to buyers seeking immediate occupancy, rental income opportunities and greater certainty over property values.

Established communities also provide buyers with clearer pricing comparisons and historical transaction data, supporting more informed purchasing decisions.

Dubai Residential Property Prices Record Quarterly Declines

Despite increased demand for ready properties, Dubai's residential property prices experienced moderate declines during the third quarter.

In September 2026, median apartment prices reached AED 1,404 per square foot, representing a 2.4% decrease compared with June.

Villa and townhouse prices declined 2.3% over the same period, reaching AED 1,638 per square foot.

However, residential property values remained higher on an annual basis. Apartment prices increased 2.2% compared with September 2025, while villa and townhouse prices rose 4.1%.

Approximately 75% of surveyed communities recorded quarterly price declines, indicating increasing price sensitivity among property buyers.

Dubai Rental Enquiries Surge 45% to Record Levels

Dubai's rental property market also experienced significant activity during Q3 2026, with rental enquiries increasing 45% compared with the previous quarter and 15% year-on-year, according to the market report.

September recorded particularly strong activity, with enquiries rising 31% compared with the same month in 2025.

The growth in rental demand coincided with Dubai's expanding population, which reached approximately 4.81 million residents by September 29, 2026, representing an increase of 226,885 residents since the beginning of the year.

Rental Prices Ease Despite Strong Demand

Despite rising rental enquiries, rental prices became increasingly competitive across several residential communities in Dubai.

Between June and September 2026, median apartment rents per square foot declined by 3.8%, while villa and townhouse rents decreased by 2.3%.

The combination of strong rental interest and declining rental prices suggests a market where tenants have greater opportunities to compare properties, while landlords face increased pressure to offer competitive rental rates.

Dubai Property Market Outlook for Q4 2026

Buyer interest strengthened towards the end of the third quarter, with sales enquiries increasing 27% in September compared with August.

This exceeded the 5% monthly increases recorded during the same period in both 2024 and 2025, suggesting renewed purchasing activity as the market entered the final quarter of the year.

Looking ahead, property pricing, location and property type are expected to play an increasingly important role in buyer decisions.

With growing demand for ready properties and increasing price sensitivity, competitively priced homes in established residential communities are expected to attract continued interest from both end users and property investors.
