Dubai’s Top-Performing Real Estate Areas in H1 2026
Dubai’s property market saw varied performance across key communities in H1 2026, with JVC, Dubai Marina, Palm Jumeirah, Dubai Hills Estate, Al Furjan and other established areas standing out across different price and property segments.

Dubai’s real estate market continued to attract buyers and investors during the first half of 2026, with performance varying significantly by location, property type and price segment.
In the apartment market, Palm Jumeirah remained a major destination for ultra-luxury buyers, while Dubai Marina continued to attract strong interest in the luxury segment. Jumeirah Village Circle (JVC) remained prominent among mid-tier apartment buyers, with an average transaction price of approximately AED 1.08 million and a projected rental return of 7.15%, according to Bayut’s H1 2026 market report.
Affordable communities continued to offer some of the market’s strongest projected rental returns. Dubai Silicon Oasis recorded a projected ROI of 8.23%, while Dubai Sports City stood at 8.12%. Across the wider market, Discovery Gardens recorded a projected apartment rental yield of 9.06%, according to Bayut’s analysis.
Dubai’s villa communities also recorded notable price movement. Dubai Hills Estate remained a prominent luxury villa market, with average prices of approximately AED 2,870 per sq ft, while Al Furjan recorded a 6.91% increase in average villa price per square foot during H1. DAMAC Lagoons recorded an increase of 7.54% in its segment.
At the upper end of the market, demand for premium homes remained significant. Knight Frank recorded 51 residential transactions above US$10 million in Dubai Hills Estate during H1 2026, followed by 50 on Palm Jumeirah and 40 on Palm Jebel Ali.
The figures highlight an increasingly segmented Dubai property market, where established waterfront destinations, central apartment districts, family-oriented villa communities and higher-yield affordable areas are attracting different categories of buyers and investors.
