Hudayriyat Island Leads Abu Dhabi Residential Sales with AED 19 Billion in H1 2026
Hudayriyat Island recorded AED 19 billion in residential sales during the first half of 2026, accounting for 27% of Abu Dhabi’s total residential sales value.

Hudayriyat Island has emerged as Abu Dhabi’s leading residential property market by sales value, recording approximately AED 19 billion in transactions during the first half of 2026.
According to figures published in the Abu Dhabi Real Estate Market Report for H1 2026 by the Abu Dhabi Real Estate Centre, ADREC, Hudayriyat accounted for around 27% of the emirate’s total residential sales value and maintained its position as the top-performing location for the second consecutive quarter.

The island ranked ahead of several of Abu Dhabi’s major residential and investment destinations. Saadiyat Island followed with AED 13.3 billion in residential sales, while Al Reem Island and Al Maryah Island recorded a combined AED 10.5 billion. Yas Island registered approximately AED 7.3 billion during the same period.
Hudayriyat’s performance reflects the growing demand for premium residential communities, waterfront living and large-scale master-planned developments in Abu Dhabi. The island continues to expand with new residential communities, villas, townhouses, apartments and supporting lifestyle infrastructure.
The wider Hudayriyat masterplan combines residential development with beaches, sports facilities, cycling infrastructure, leisure destinations and extensive waterfront areas, positioning the island as one of Abu Dhabi’s major emerging lifestyle and investment destinations.
With more than a quarter of Abu Dhabi’s residential sales value recorded on Hudayriyat during H1 2026, the figures highlight the island’s increasing importance within the capital’s property market and growing interest from both homebuyers and investors.
