LEAD Development Unveils RIMAS on Jubail Island

LEAD Development has officially launched RIMAS, a new luxury residential community on Jubail Island, Abu Dhabi, during the LIVEX 2026 exhibition held in September.

Representing an investment of approximately AED 4 billion, the development marks the beginning of the second phase of Jubail Island's expansion, introducing a collection of exclusive villas designed around nature, privacy, and waterfront living.

Spanning approximately 542,351 square metres, RIMAS is positioned between Yas Island and Saadiyat Island, surrounded by natural mangroves, waterways, and expansive green spaces.

167 Luxury Villas with Four to Six Bedrooms

RIMAS will feature a limited collection of 167 luxury villas, offering spacious residences designed to complement the island's natural surroundings.

The residential collection includes 76 four-bedroom villas, 76 five-bedroom villas, and 15 six-bedroom villas, with plot sizes ranging from approximately 850 to 1,716 square metres.

Each residence is designed with generous indoor and outdoor living areas, contemporary architectural features, and views overlooking the surrounding mangroves and waterfront.

The villas will offer two exterior design palettes, Breeze and Ember, alongside two interior finishes, Sienna and Ash, inspired by the natural colours and textures of Jubail Island.

Exclusive Waterfront Amenities and Lifestyle Facilities

RIMAS will offer an extensive collection of lifestyle and recreational amenities designed to promote wellness, outdoor activities, and community living.

Residents will have access to an elevated waterfront promenade, resort-style swimming pool, beachfront gym, wellness centre, and private community beach.

Additional facilities include kayaking stations, multi-purpose sports courts, cycling tracks, and dedicated walking and jogging trails.

A central Mangrove Trail will connect the residential community to Jubail Island Mangrove Park and Abu Dhabi Royal Equestrian Arts, providing residents with direct access to nature and outdoor recreational experiences.

Prime Location Between Yas Island and Saadiyat Island

Located within Jubail Island, RIMAS offers a peaceful residential environment while maintaining convenient access to Abu Dhabi's major destinations.

Yas Island and Saadiyat Cultural District are approximately 10–15 minutes away, while Al Maryah Island can be reached within a similar timeframe.

Zayed International Airport is approximately 25–30 minutes away, providing convenient connectivity for residents and international visitors.

The development's location combines waterfront privacy with proximity to cultural attractions, business districts, entertainment destinations, and essential services.

Jubail Island Enters Its Second Phase of Development

RIMAS represents the first residential project introduced as part of Jubail Island's second development phase.

The wider island community has already delivered more than 1,000 residential properties across six villages, supported by expanding retail, dining, educational, and recreational facilities.

According to Jubail Island Investment Company, approximately 70% of RIMAS residences had already been sold following the project's launch, reflecting strong initial buyer interest.

The development is currently scheduled for completion in the first quarter of 2030.

Strengthening Abu Dhabi's Luxury Real Estate Market

The launch of RIMAS reflects continued investment in Abu Dhabi's premium residential sector, particularly in communities that combine low-density development with natural landscapes and waterfront access.

With its limited collection of villas, extensive recreational facilities, and location between two of Abu Dhabi's most prominent island destinations, RIMAS introduces another luxury residential offering to the capital's expanding property market.
