Abu Dhabi to Add 71,000 Homes by 2030 as Major Supply Wave Builds
Abu Dhabi’s residential market is set for significant expansion, with 71,000 new homes projected by 2030 and the largest delivery wave expected in 2028.

Abu Dhabi’s Residential Supply Set for Major Growth
Abu Dhabi’s housing market is entering a significant new phase of development, with approximately 71,000 additional residential units expected to be delivered by 2030. The emirate currently has around 409,000 residential units, while deliveries are projected to peak at approximately 21,800 homes in 2028, according to data cited from the Abu Dhabi Real Estate Centre’s H1 2026 market report.
Six key districts are expected to account for the majority of this future supply: Saadiyat Island, Al Reem Island, Yas Island, Zayed City, Khalifa City and Hudayriyat Island. Together, these locations are forecast to drive around 77% of incremental residential supply through 2030, highlighting the continued importance of Abu Dhabi’s major investment and lifestyle destinations.
2028 Expected to See the Largest Delivery Wave
The strongest period of new residential completions is expected in 2028, when around 21,800 units are forecast to enter the market. This pipeline forms part of Abu Dhabi’s continued expansion across both established communities and emerging residential destinations.
The Abu Dhabi Region has recorded average annual residential supply growth of 3.3% since 2022 and currently represents approximately 79% of the emirate’s residential stock. Development projects are expected to account for the majority of supply growth between the second half of 2026 and 2030.
Rental Demand Remains Strong
The increase in future supply comes alongside continued rental growth. New-lease prices increased by 17% for apartments and 9% for villas, while investment zones recorded even stronger increases of 21% for apartments and 16% for villas.
During the first half of 2026, Abu Dhabi recorded approximately 233,000 active residential lease contracts, with total lease values reaching AED 9.3 billion. Lease values increased by 8% year on year, while contract volumes rose by 2%.
Investment Zones Continue to Expand
Investment zones accounted for more than 22% of Abu Dhabi’s total residential stock in H1 2026, representing approximately 72,000 units. Al Reem Island held the largest share with around 27,500 units, followed by Al Raha, Yas Island and Saadiyat Island.
Residential sales across the emirate reached AED 70.4 billion during the first half of 2026, compared with AED 25.3 billion during the same period in 2025. Off-plan property continued to dominate the market, accounting for 89% of residential sales value and 82% of transactions.
