Renting a property in Abu Dhabi involves several documentation steps before the tenancy can be finalised. Preparing the required documents early can help make the process smoother, from signing the tenancy contract and completing Tawtheeq registration to arranging utilities and obtaining building move-in approval.

This guide covers the main documents tenants may need when renting a property in Abu Dhabi.

1. Prepare Your Basic Tenant Documents

Most landlords, real estate companies and property managers will request identification and residency documents before finalising a tenancy agreement.

Commonly requested documents include:

  • Passport copy

  • Emirates ID copy

  • UAE residence visa copy, where applicable

  • Contact number

  • Email address

  • Salary certificate or employment letter, if requested

  • Recent bank statement, if requested

  • Marriage certificate, where applicable for family occupancy

These documents are generally used to verify the tenant’s identity, residency status and eligibility to proceed with the rental agreement.


2. Prepare the Documents for Tawtheeq Registration

Rental contracts in Abu Dhabi are registered through Tawtheeq, the official tenancy registration system.

Through the DARI platform, the lessor can register the tenancy contract by entering information relating to the property, contract type and tenant.

Documents and information that may be required include:

  • Signed tenancy contract

  • Tenant Emirates ID or Unified Number

  • Tenant passport copy

  • Tenant contact information

  • Property premise ID

  • Landlord or authorised representative details

  • Property ownership or unit information

3. Arrange the Documents for Water and Electricity

For tenants whose tenancy is registered through Tawtheeq, the water and electricity account is generally created automatically under the same name shown on the tenancy contract.

Where a separate utility move-in application is required, tenants may need to provide:

  • Passport

  • Emirates ID

  • Tenancy contract

  • Previous account closing letter for the property

The previous account closing letter confirms that the former utility account associated with the property has been closed.

It is recommended to confirm the utility account status before moving into the property.


4. Check Building or Community Move-In Requirements

Some residential buildings and communities require tenants to obtain approval before moving furniture into the property or using service elevators and loading areas.

Building or community management may request:

  • Tenancy contract

  • Emirates ID copy

  • Passport copy

  • Tawtheeq certificate, where available

  • Preferred move-in date and time

  • Moving company details

  • Vehicle or moving truck information

  • Landlord or property manager approval

Check these requirements before booking your moving company, as approval procedures can vary between buildings and communities.


5. Keep Records of Rental Payments

Tenants should maintain clear records of all payments made during the rental process.

Important payment documents can include:

  • Security deposit receipt

  • Agency commission receipt

  • Rent payment confirmation

  • Copies of rental cheques, where applicable

  • Utility deposit or activation confirmation

  • Maintenance or move-in fee receipts, where applicable
