AED 6 Billion THE WADI Launches on Yas Island with 3,950 Homes
The new mixed-use development by Cosmo Developments will bring 3,950 residences, commercial and leisure facilities, and a planned hotel to Yas Island.

A new AED 6 billion mixed-use development, THE WADI, has been launched on Yas Island, Abu Dhabi, introducing a major new residential destination with 3,950 homes alongside commercial, recreational and hospitality components. The project is being developed by Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group.
Set on a plot of approximately 140,700 square metres, THE WADI will offer a mix of studios, one-, two- and three-bedroom apartments, and four-bedroom apartments, supported by a wider masterplan that includes commercial spaces, sports and recreational facilities, as well as a planned hotel.
The development will be located along Yas Canal, with a design concept inspired by the UAE’s natural landscapes and the relationship between land and water. The project is intended to create an integrated, nature-led community that combines residential living with lifestyle, leisure and commercial facilities.
THE WADI is also positioned for strong connectivity across Abu Dhabi. According to the developer, the project will be around five minutes from Zayed International Airport, approximately nine minutes from Ferrari World Yas Island, and around 23 minutes from central Abu Dhabi.
Reportage Group will oversee the project through development, delivery and long-term management, while the broader vision focuses on creating a distinctive destination that supports Yas Island’s continued growth as a centre for residential, investment and tourism activity.
