ALDAR and Mubadala Expand Masdar City Portfolio with AED 918M Acquisition
The acquisition of Masdar City Square lifts the joint venture’s Masdar City portfolio to AED 4.7 billion, adding a 47,000 sqm commercial complex that is already 99% occupied.

Aldar and Mubadala Investment Company have acquired Masdar City Square for AED 918 million through their joint venture, further expanding their presence in one of Abu Dhabi’s leading sustainable developments.
The acquisition brings the joint venture’s total portfolio in Masdar City to AED 4.7 billion and adds approximately 47,000 sqm of commercial space across seven office buildings. The complex was completed in Q1 2026 and is currently 99% occupied.
Current tenants include TAQA, the Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
Following the acquisition, the joint venture’s portfolio now includes more than 158,000 sqm of net leasable commercial space, alongside over 1,400 fully occupied residential units.
Masdar City Square has been developed to LEED Platinum and WELL Gold standards and incorporates sustainability features including solar photovoltaic systems and passive cooling.
The wider portfolio also includes properties occupied by major organisations such as IRENA, Masdar, Siemens, G42 and the UAE Space Agency, further strengthening the joint venture’s position within Masdar City.
