Dubai Islands to Expand Beachfront with 3km Shoreline Upgrade by 2027

Dubai Islands is set to undergo a major waterfront transformation as developer Nakheel announces plans to upgrade 3 kilometres of its western shoreline and introduce an additional 320 metres of beachfront near Bay Villas on Island B.

The developer has awarded a contract to Mar Marine & Building Contracting L.L.C. to carry out the marine and beach development works, with completion scheduled for the fourth quarter of 2027.

The project will include the construction of new breakwaters, removal of existing coastal protection structures, and development of a new beach near Bay Villas. Several existing beachfront areas along the western side of Island B will also undergo refurbishment, creating an improved and more connected coastal environment.

These improvements will support the development of Bay Villas, a residential community comprising 636 villas and townhouses. Nakheel previously awarded a contract worth AED 2.6 billion to Fibrex Contracting for the community's construction, alongside an additional AED 527 million infrastructure contract awarded to Al Nasr Contracting Company in April 2026.

Spanning 18.6 kilometres across five artificial islands, Dubai Islands is one of the emirate's major waterfront master developments, connecting directly to Dubai's historic Deira coastline.

The masterplan is expected to accommodate more than 230,000 residents across approximately 62,000 homes, alongside over 11,000 hotel rooms and more than 4,000 branded residences.

With significant investment in coastal infrastructure, residential communities, and hospitality developments, Dubai Islands continues to strengthen its position as a major waterfront destination, contributing to Dubai's expanding luxury real estate market.
