Dubai Property Market Records AED 574 Billion in Transactions

Dubai's real estate market recorded AED 574.12 billion in property transactions during the first nine months of 2026, according to data from the Dubai Land Department (DLD).

Property sales accounted for AED 379.4 billion across 123,416 transactions, representing the second-highest sales value ever recorded for the January-to-September period.

Despite a 23.5% decline compared to the same period in 2025, sales remained above 2024 levels, highlighting continued activity in Dubai's property market.

Ready Properties Lead in Sales Value

Completed properties generated AED 196.08 billion across 39,320 transactions, surpassing off-plan sales, which reached AED 183.32 billion across 84,090 transactions.

While off-plan properties accounted for approximately 68% of sales transactions, ready properties represented the larger share of total sales value, reflecting significant investment in completed real estate assets.

Business Bay Leads Dubai's Property Transactions

Business Bay emerged as Dubai's leading area by sales value, recording more than AED 20 billion in transactions during the nine-month period.

Airport City followed with AED 17.72 billion, while Al Yalayis 1 recorded AED 16.09 billion. Palm Deira and Palm Jumeirah also ranked among the top-performing locations, generating AED 12.98 billion and AED 11.61 billion, respectively.

Mortgage Activity Continues to Grow

Mortgage registrations reached AED 151.13 billion across 34,910 transactions, representing an increase of approximately 14% compared to the same period in 2025.

Property transfers registered as gifts also increased by approximately 9%, reaching AED 43.6 billion across 6,692 transactions.

September alone contributed AED 50.78 billion in total property transactions, including AED 29.66 billion in sales.

Dubai's Real Estate Market Maintains Strong Long-Term Performance

Although transaction volumes have moderated following a record-breaking 2025, Dubai's real estate market continues to demonstrate significant investment activity.

The growing value of mortgage transactions, sustained off-plan demand, and strong performance of completed properties highlight the market's evolving investment landscape.

As Dubai enters the final quarter of 2026, market performance will depend on investor confidence, economic conditions, and demand across residential and commercial property segments.
