Dubai South Property Market Gains Momentum as Al Maktoum Airport Expansion Advances
Dubai South is emerging as a major property and investment hub, supported by the AED 128 billion expansion of Al Maktoum International Airport, growing business activity and large-scale residential development.

Dubai South is strengthening its position as one of Dubai’s key emerging real estate districts, supported by major infrastructure investment, expanding business activity and increasing residential demand.
At the centre of this growth is the AED 128 billion expansion of Al Maktoum International Airport, which is ultimately planned to accommodate more than 260 million passengers and 12 million tonnes of cargo annually. Plans also include five parallel runways, more than 400 aircraft stands and integrated road and Metro connections. Pasted text
The wider Dubai South district spans approximately 145 sq km and already hosts more than 4,200 operational businesses, while its Residential District is home to over 30,000 residents. Its ecosystem includes aviation, logistics, commercial and residential districts, alongside proximity to Expo City Dubai and future transport connections. Pasted text
Property activity is also gaining momentum. In March 2026, Dubai South recorded 1,000 property transactions worth AED 1.69 billion, ranking first in Dubai by transaction volume and third by transaction value for the month. Pasted text
Further development is expected following the announcement of an AED 62 billion mixed-use master community by Dubai South and Majid Al Futtaim. Covering approximately 22 million sq ft, the development is planned to combine residential, retail and lifestyle offerings, further supporting the area's evolution into an integrated urban destination. While the scale of planned infrastructure provides significant long-term growth potential, the source notes that future property performance will depend on individual project fundamentals, including purchase price, rental yield, resale liquidity, demand and future supply. Pasted text
