Eagle Hills Launches The Bristol Residences at Ramhan Island, Abu Dhabi

Eagle Hills has introduced The Bristol Residences, a new waterfront residential development at Ramhan Island in Abu Dhabi, expanding the island’s offering beyond its established collection of luxury villas. Eagle Hills describes the wider Ramhan Island masterplan as a natural island destination incorporating waterfront residences, a marina, retail and dining, hospitality and wellness facilities.

The new development comprises a limited collection of 125 residences, offering 1, 2, 3 and 4-bedroom apartments across multiple layouts. Homes range from approximately 738 sq ft to 3,579 sq ft, with configurations including balconies, terraces and larger end units.

Starting prices are set at AED 3.1 million for 1-bedroom apartments, AED 4.4 million for 2-bedroom apartments, AED 6 million for 3-bedroom apartments and AED 14 million for 4-bedroom residences. The development is currently listed for completion in Q4 2028.

The payment structure is a 50/50 plan, comprising a 10% down payment, 40% during construction and the remaining 50% upon handover, according to current launch information.

Positioned alongside The Bristol Hotel, the residences are designed around a hospitality-led waterfront lifestyle. Current project information highlights direct marina access, a swimming pool terrace, dedicated wellness facilities and a gym, alongside hotel-style services such as concierge, housekeeping and in-residence dining.

The launch forms part of the continued development of Ramhan Island as an integrated waterfront destination. Eagle Hills’ masterplan brings together luxury residences with a world-class marina, shopping and dining experiences, hospitality and wellness facilities, surrounded by the island’s natural bays and mangroves.

With its limited number of residences, waterfront setting and connection to The Bristol hospitality offering, the project adds a new apartment component to Eagle Hills’ growing residential and leisure destination on Ramhan Island.
