Ohana Development Launches Phase Two of Manchester City Yas Residences in Abu Dhabi

Ohana Development has announced the second phase of Manchester City Yas Residences by Ohana, expanding its AED 15 billion master-planned waterfront community along Yas Canal in Abu Dhabi.

The new phase follows strong demand for the initial launch, which generated AED 6 billion in property sales within 72 hours. The development represents the world's first Manchester City-branded residential community, combining premium residential living with sports, wellness and waterfront amenities.

Spanning approximately 1.67 million square metres, the gated development is located along Yas Canal, adjacent to Yas Island, providing convenient access to major attractions including Ferrari World Abu Dhabi and SeaWorld Abu Dhabi.

The wider masterplan will feature more than 2,000 residences, with over 55% of the development dedicated to landscaped gardens and green spaces. Construction has already commenced, with delivery planned in phases through 2029.

The second phase introduces a new selection of 2- and 3-bedroom townhouses, 3-bedroom twin villas, and 4- and 5-bedroom standalone villas, offering a range of residential options for families and investors.

According to preliminary launch information, prices for 2-bedroom townhouses are expected to start from approximately AED 3.5 million, while 3-bedroom townhouses are expected to start from AED 4.25 million. Three-bedroom twin villas are indicated to start from AED 4.95 million, with 4-bedroom standalone villas starting from approximately AED 7.3 million and 5-bedroom standalone villas from AED 9.9 million. These prices remain indicative and subject to developer confirmation and unit availability.

The development will feature a range of sports, leisure and wellness facilities inspired by Manchester City's identity. Planned amenities include a Manchester City Training Academy, football pitches, fitness centres, a City Lounge, City Café, marina sports club, waterfront promenade, infinity pools and dedicated wellness and recovery facilities.

Residents will also benefit from landscaped walking and jogging paths, recreational spaces and waterfront activities including kayaking, paddleboarding and sailing, creating a community designed around active living and wellbeing.

The launch of Phase Two follows the project's groundbreaking ceremony in September 2026, which marked the official commencement of construction. Ohana Development also opened a dedicated Experience Centre along Yas Canal, allowing prospective buyers to explore the masterplan, architectural designs and residential layouts.

With its waterfront location, extensive lifestyle facilities and partnership with Manchester City, the second phase represents another step in Ohana Development's expansion of its residential offering in Abu Dhabi.
