One&Only Private Residences to Bring New 230-Metre Luxury Tower to Al Maryah Island

Abu Dhabi’s luxury residential market is set to welcome a new landmark development with the introduction of One&Only Private Residences on Al Maryah Island.

Announced during LIVEX 2026, the project brings together Mubadala Investment Company, TARAF, the real estate division of Yas Holding, and Kerzner International Holdings, the company behind the One&Only luxury hospitality and residential brand.

Rising approximately 230 metres across 44 storeys, the tower will be directly connected to The Galleria, providing residents with convenient access to one of Abu Dhabi’s leading retail, dining and lifestyle destinations.

The development will offer a collection of 1 to 3-bedroom residences, alongside larger duplexes and a penthouse. Homes are being designed to maximise views across the Arabian Gulf, surrounding waterways and the Abu Dhabi skyline.

Architecturally, the tower will feature warm terracotta tones, champagne-toned metal finishes and extensive glazing. An elevated amenities area will incorporate landscaped gardens, terraces, wellness facilities and social spaces, creating a private residential environment within the heart of Al Maryah Island.

The project represents another stage in the continued expansion of Al Maryah Island’s residential and lifestyle offering. As the island’s master developer, Mubadala continues to develop the destination beyond its established position as a major business, retail and financial hub.

The partnership will combine TARAF’s property development expertise with One&Only’s approach to luxury hospitality and branded residences, with an emphasis on privacy, design, service and premium living.

The development will also strengthen One&Only’s residential presence in the UAE as Kerzner International continues to expand its branded residential portfolio across the region.
