SAMANA Developers has announced the launch of SAMANA COLLECTA, a new premium real estate brand focused on luxury residential developments, distinctive waterfront destinations and lifestyle-oriented communities.

The announcement marks a new phase in the developer's expansion into Dubai's premium property market, following a portfolio of 54 launched projects across the emirate.

SAMANA COLLECTA will focus on a select portfolio of residential developments featuring strategic locations, contemporary architecture, international brand collaborations and premium lifestyle experiences.

The brand's first flagship development will be located at The World Islands, with a gross development value exceeding AED 4 billion.

AED 4 Billion World Islands Development to Feature 849 Residences and Villas

The upcoming luxury waterfront development will introduce a new residential destination at Dubai's World Islands, designed to support year-round island living.

The project will comprise 840 branded residences, seven floating villas and two tree villas, bringing the total announced residential offering to 849 units.

The residential collection will include studios and one-, two-, three- and four-bedroom apartments, alongside the exclusive villa configurations.

All residences are planned to feature sea views, with architectural layouts designed to maximise natural light, waterfront visibility and spacious interiors.

The project will also incorporate Italian-inspired landscaping and residential interiors developed in collaboration with an internationally recognised Italian luxury brand, whose identity has yet to be announced.

Premium Waterfront Residences Expected to Start Below AED 2 Million

Despite the project's premium positioning, SAMANA Developers has indicated that residential prices are expected to start below AED 2 million.

The proposed pricing aims to introduce more accessible entry points into Dubai's luxury island property market, attracting buyers interested in waterfront residences and branded living experiences.

The development is expected to appeal to both end users and property investors seeking residences within a distinctive island community.

Official unit prices, payment plans, launch dates and handover schedules have not yet been announced.

Exclusive Island Amenities and Lifestyle Facilities

The World Islands development is being designed as a fully integrated residential destination, combining waterfront living with recreational, wellness and everyday lifestyle facilities.

Planned amenities include multiple beaches, a lagoon, swimming pools, a beach club, water-sports facilities, spas, indoor and outdoor gyms, co-working spaces, retail outlets and a dedicated welcome centre.

The destination will also feature several dining concepts, including a signature floating Italian restaurant developed in collaboration with a Michelin-recognised culinary partner.

The developer intends for essential residential services and amenities to be operational from the first handover, supporting its vision of creating a year-round residential community rather than a seasonal holiday destination.

Yacht Shuttle Services to Connect The World Islands with Mainland Dubai

Connectivity will form an important part of the development's residential offering.

SAMANA Developers plans to introduce regular yacht shuttle services between the island and mainland Dubai, with departures scheduled at 30-minute intervals.

The mainland departure and arrival locations will be announced closer to the project's launch.

Alongside transportation services, the development will incorporate high-speed connectivity, co-working facilities and essential retail services, allowing residents to combine island living with professional and everyday activities.

SAMANA COLLECTA Plans Expansion Beyond Dubai

The launch of SAMANA COLLECTA represents a broader shift in the developer's strategy, moving beyond individual residential buildings towards integrated luxury lifestyle destinations.

Following the establishment of its first development at The World Islands, SAMANA plans to expand the new brand through additional projects in Dubai and selected international markets.
