The UAE’s luxury property market reached new heights in 2026, led by a AED 200 million villa sale in Abu Dhabi and a AED 170 million transaction on Palm Jumeirah.

UAE’s Most Expensive Property Deals of 2026 Revealed

The UAE has recorded a series of major high-value property transactions in 2026, highlighting continued activity at the upper end of the country’s real estate market.

According to data from Property Finder, the largest transaction recorded was a AED 200 million villa in Al Shamkha, Abu Dhabi, while Dubai recorded a AED 170 million villa sale on Palm Jumeirah and a land transaction exceeding AED 147 million.

The data covers some of the highest-value apartment, villa and land transactions across Abu Dhabi, Dubai, Ras Al Khaimah and Sharjah, with prime islands, waterfront destinations and master-planned communities featuring prominently among the largest deals.

Abu Dhabi Records AED 200 Million Villa Sale

Abu Dhabi recorded the highest-value villa transaction in the data, with a property in Al Shamkha selling for AED 200 million in January 2026.

Another villa in Khalifa City was sold for AED 100 million, while Saadiyat Island recorded a villa transaction valued at AED 95 million.

A property on Al Hudayriyat Island was also sold for AED 71 million, further demonstrating demand for premium residential properties across the capital.

In the apartment segment, Abu Dhabi’s largest transaction was recorded on Saadiyat Island at AED 45 million.

Dubai Records Major Luxury Property Transactions

Dubai continued to demonstrate the depth of its ultra-prime residential market, with major transactions recorded across several established luxury communities.

The largest villa transaction was a AED 170 million sale on Palm Jumeirah, followed by a AED 134 million villa in Emirates Hills and a AED 105 million property on Palm Jebel Ali.

Other major villa transactions included AED 85 million in Jumeirah and AED 70 million in Jumeirah Islands.

Dubai’s luxury apartment market also recorded significant sales, led by a AED 98 million apartment on Palm Jumeirah.

This was followed by transactions worth AED 82.44 million in Jumeirah, AED 75 million in Nad Al Sheba, AED 70 million at The Oasis by Emaar and AED 60 million in Downtown Dubai.

Dubai Land Transaction Exceeds AED 147 Million

High-value land transactions also contributed to activity at the top of Dubai’s property market.

A plot in Jumeirah sold for AED 147.13 million in March 2026, making it one of the largest land transactions highlighted in the data.

Another plot in Bukadra changed hands for AED 84.18 million, while Al Barari, The Oasis by Emaar and Emirates Hills also featured among Dubai’s highest-value land transactions.

Ras Al Khaimah’s Waterfront Market Attracts Premium Sales

Ras Al Khaimah continued to see high-value transactions concentrated around its waterfront communities.

The emirate’s largest apartment transaction was recorded on Al Marjan Island at AED 34 million, followed by an AED 25.2 million apartment in Al Hamra Village.

In the villa market, Mina Al Arab recorded a transaction worth AED 17 million, while a villa in Al Hamra Village sold for AED 13 million.

The figures highlight the growing premium associated with selected coastal and resort-oriented developments in Ras Al Khaimah.

Sharjah Records High-Value Transactions

In Sharjah, the largest apartment transaction reached AED 5.8 million in Tilal City, followed by an AED 5.5 million sale in Al Khan.

Tilal City also recorded the emirate’s highest-value villa transaction at AED 12 million, while a land transaction in Al Majaz reached the same value.

Prime Communities Lead the UAE’s Highest-Value Deals

The latest transaction data highlights the importance of prime locations within the UAE’s luxury property sector, particularly established waterfront destinations, islands and master-planned communities.

Villas accounted for the largest individual transactions recorded across the country, while Dubai demonstrated particularly strong activity across villas, apartments and land.

Abu Dhabi, meanwhile, recorded the largest individual villa transaction in the data at AED 200 million, reflecting the significant values being achieved within the capital’s upper-end residential market.

While these transactions represent the highest end of the market rather than typical property values, they provide an indication of the scale of capital being deployed across the UAE’s most premium real estate locations in 2026.
