Dubai Records 86 Luxury Home Sales Above AED 36 Million in Q3 2026
Dubai's luxury residential market recorded AED 5.77 billion in property sales valued at AED 36.7 million or more during Q3 2026, with Palm Jumeirah leading transactions despite a slowdown in prime property prices.

Dubai's luxury residential property market recorded 86 transactions valued at AED 36.7 million or more during the third quarter of 2026, generating a combined AED 5.77 billion in sales, according to recent property market research.
The latest figures bring the total number of luxury home transactions during the first nine months of 2026 to 412, compared with 357 during the same period in 2025. The combined transaction value reached approximately AED 24.5 billion, highlighting continued activity in Dubai's high-end residential property market.
Palm Jumeirah Leads Luxury Property Transactions
Palm Jumeirah remained Dubai's most active luxury residential destination during Q3 2026, recording 27 transactions worth AED 2.01 billion.
The island accounted for approximately 31% of all residential transactions valued at AED 36.7 million or more and 35% of their total value. The quarter's largest individual transaction, valued at AED 260 million, was also recorded on Palm Jumeirah.
Other prominent luxury property destinations included:
Jumeirah Second: 10 transactions worth AED 594.9 million.
Emirates Hills: 7 transactions worth AED 542.5 million.
Dubai Hills Estate: 6 transactions worth AED 574.9 million.
Jumeirah Golf Estates: 6 transactions worth AED 330.1 million.
Villas continued to dominate Dubai's luxury residential market, accounting for 55 of the 86 transactions, representing approximately 64% of total sales.
Ultra-Luxury Properties Continue to Attract Buyers
Properties priced between approximately AED 36.7 million and AED 91.8 million accounted for 73 transactions, generating AED 3.93 billion.
Meanwhile, 13 properties sold for more than AED 91.8 million, contributing AED 1.84 billion in transaction value.
Although these ultra-prime transactions represented approximately 15% of total luxury sales by volume, they accounted for nearly 32% of the quarter's total transaction value.
Palm Jumeirah led this segment with five transactions exceeding AED 91.8 million, followed by Dubai Hills Estate and Emirates Hills with two transactions each.
Prime Property Prices Record First Decline Since 2020
Despite continued activity in Dubai's luxury residential market, recent industry analysis reported a 5% quarterly decline in property prices across Dubai's 10 prime residential neighbourhoods, marking the first quarterly decline since 2020.
Transaction volumes for properties valued at AED 36.7 million or more also decreased by approximately 34% compared with Q2 2026, when 131 transactions were recorded.
The slowdown comes amid seasonal market trends, regional geopolitical uncertainty, and changing buyer sentiment.
Palm Jumeirah recorded a 9.1% annual decline in property prices, with average values reaching approximately AED 4,083 per square foot.
Dubai's Luxury Real Estate Market Outlook
Dubai's luxury property sector continues to demonstrate substantial transaction activity despite recent price adjustments and slower quarterly sales volumes.
The 412 transactions recorded during the first nine months of 2026 highlight sustained demand for premium residential properties, particularly in established waterfront communities and exclusive villa neighbourhoods.
While quarterly sales volumes have moderated, the continued activity in ultra-luxury properties demonstrates the importance of Dubai's premium residential segment.
As the market evolves, buyers and investors may find opportunities to evaluate properties based on location, development quality, long-term investment potential, and prevailing market conditions.
